Designed to offer an energetic yet relaxing escape, the resort creates a modern retreat experience enriched by playful design, curated amenities, and a landscape that celebrates the island’s unique character.
ARCHITECTURE
Perched along the coastline of Tanjung Bungah, M Social Penang places social interaction, creativity, and local character at its core. For a holistic hospitality experience, the architectural elements blur the boundaries between stay, work and leisure. Thoughtfully planned guestrooms ensure a relaxing stay, while vibrant communal spaces and flexible social zones encourage guests to linger, mingle and immerse in the experience.
Occupying the site of the Copthorne Orchid Hotel, the architecture strikes a balance between modern expression and subtle nods to Penang’s vibrant cultural and urban fabric. The massing and façade articulation are carefully composed to respond to the surrounding landscape and coastal setting, while internal planning prioritizes clarity of circulation and spatial efficiency. Alongside the 318 guest rooms, a series of public and social amenities and communal spaces animate the experience, inviting the guests to see Penang through a modern, design-led lens.
INTERIORS
The interior design draws inspiration from George Town’s rich heritage, fusing Peranakan influences with contemporary flair and the enchanting allure of the coast. Echoing the city’s shophouses, the design features geometric patterns and floral motifs in a tropical palette of rose pink, sea green, sky blue and cream, bringing the streets of Penang and the natural beauty of Tanjung Bungah into the resort.
From tech-enabled rooms to the flexible All Day Dining space—styled on “washed-up Peranakan tiles on the shore”—every detail is crafted for comfort, beauty, and adaptability. The hotel exudes both a sense of calm and a celebration of local character, echoing the client’s aim to appeal to a new generation of travellers seeking immersive experiences that spark curiosity while enjoying modern comfort.
QUANTITY SURVEYING
To ensure the architectural ambition is achieved within budget, preliminary cost estimates, controlled budgeting, and detailed elemental cost plans were carried out during the pre-contract stage. Procurement strategies were tailored to the project’s delivery model, and regular cost checks, value engineering input and monitored design changes ensured design development remained aligned with financial targets.
During the post-contract stage, the team monitored and controlled project costs through monthly financial reports, valuation of work completed and recommendation of progress payments. Additional activities included assessment and pricing of variations and evaluation of contractor claims to ensure effective financial management throughout construction.
PROJECT MANAGEMENT
A comprehensive project management service by the VERITAS team covered all project phases for seamless project delivery.
During the initiation and planning stages, the client’s brief, budget, and programme set the stage for the delivery strategy, which then influenced the Project Execution Plan. Governance structures and the master schedule were established, with feasibility studies coordinated and key risks identified to set a clear foundation for delivery. This is followed by monitoring design progress against cost and timeline, statutory compliance, value engineering and client approvals. Meanwhile, the procurement process included tender documentation, evaluation, reporting, and contract execution.
ENGINEERING
The design isn’t complete without the engineering services to ensure the project is safe, functional, cost-effective, and compliant with statutory requirements. The service holistically integrates structural, civil, architectural, geotechnical, and building services engineering, collaborating with architects, quantity surveyors, contractors, and authorities to manage risks, ensure regulatory compliance, and achieve sustainable outcomes. The scope is extensive — including feasibility studies, site investigation, structural analysis and design, materials specification, construction methodology, contract administration, cost control, quality assurance, and project management.
The M Social project also taps into the capabilities of modern technologies, such as Building Information Modelling (BIM), prefabrication, and green building practices, to ensure safe and efficient delivery in accordance with design intent, time constraints, and budget requirements.
