RESPONSIBILITIES
- Follow the company’s policies, procedures, and quality standards.
- Prepare and manage the project schedule.
- Develop and implement the Project Quality Plan.
- Prepare and submit planning approval documents and coordinate with consultants and authorities.
- Prepare and submit building plan approvals and ensure all required fees are paid.
- Prepare tender documents, manage the tender process, and recommend contractor appointments.
- Attend client, consultant, and site meetings.
- Administer the construction contract, issue Architect’s Instructions (AI), and manage variations (VO) and extensions of time (EOT).
- Issue stage completion certificates after verifying completed work.
- Conduct site inspections and monitor construction quality and progress.
- Carry out final inspections, testing, and issue the Certificate of Practical Completion (CPC).
- Ensure submission of as-built drawings, operation & maintenance manuals, warranties, and hand them over to the client.
- Coordinate the application for the Certificate of Fitness/Completion with the relevant authorities.
- Conduct final defect inspections, ensure defects are rectified, and issue the Final Certificate.
- Perform any other duties assigned by the Management.
ACCOUNTABILITIES
- Sign project-related correspondence where authorized.
- Issue and distribute drawings to clients, consultants, contractors, and other relevant parties.
- Issue Architect’s Instructions (AI) to contractors.
